THIS LARGE RESIDENTIAL DEVELOPMENT IS LOCATED ON A PIVOTAL SITE IN A NEIGHBORHOOD RAPIDLY MAKING THE TRANSITION FROM INDUSTRIAL TO RESIDENTIAL USES. OUR DESIGN PROPOSES THREE PRINCIPAL COMPONENTS: A PLINTH LINED WITH COMMERCIAL SPACE WHICH ENCOURAGES MEANINGFUL PEDESTRIAN LIFE BY REMOVING PARKING FROM THE SIDEWALK SPACE AND PROVIDING BADLY NEEDED STREET-LEVEL RETAIL SPACE; AN OPEN SEMI-PUBLIC GARDEN LEVEL ATOP THE PLINTH PROVIDING RESIDENTS WITH SAFE OUTDOOR RECREATIONAL SPACE; AND 280 APARTMENTS IN A 13-STORY WRAPPER WHICH IS LEVITATED, CUT AND CONFIGURED TO PROVIDE LIGHT, AIR AND DISTANT VIEWS FROM THE LARGE CENTRAL COURT.
